The river decides most of it
Tonbridge straddles the Medway in a way that shapes nearly every job we take here. North of the river, the ground rises from the castle through the old town towards Hadlow Road and Stafford Road, and carries on out to the post-war estates at Higham Wood and Cage Green in TN10, where the plots are wider and there is room to build properly. South of the river the stock is older and tighter. The Victorian terraces along Priory Street and Waterloo Road sit shoulder to shoulder with barely a metre between gable walls, which rules out anything that needs space, and the streets around Woodlands Road carry the same constraint.
Flooding is what makes this town its own case. The Medway breached in 2013 and 2014, and again in winter 2023, affecting properties along Riverside, the lower end of the High Street and the streets around Botany. When homeowners in those zones repair water-damaged render, replace ground-floor brickwork or upgrade cladding, the scaffold has to account for ground that behaves differently depending on the season.
None of that gets worked out on the day. Soft riverside ground changes what a sole board is being asked to do, and a base arrangement that sits happily on a dry Hildenborough driveway in July will not do the same work on Riverside in February. It gets checked before the quote goes out.

Domestic scaffolding in Tonbridge
The tight terraces on Priory Street and Waterloo Road need putlog scaffolds tied into the brickwork without blocking the shared access passages. Out along Shipbourne Road and up towards Higham Wood, the wider detached houses with hipped roofs need independent scaffolds with return lifts to reach all four elevations. The newer developments around the town are lightweight block construction, where tie placement has to be worked out rather than assumed.
Loft conversions and temporary roofs are popular across TN10, where the 1930s semis along Hadlow Road and Stafford Road have the roof pitch for a dormer. Hildenborough and the villages
Hildenborough sits about two miles north-west of Tonbridge on the B245 towards Sevenoaks, and is where a good share of our TN11 work comes from. The housing is mostly detached and semi-detached with generous plots, which usually means an independent scaffold with room to build properly rather than the tie-and-squeeze approach the town centre terraces force on you. Riding Lane, Mount Pleasant and the roads off the B245 are all straightforward to get a lorry to.
The same applies east of the town at Hadlow and Golden Green, where the older cottages along the High Street need a different approach to the newer stock behind them, and north at Shipbourne, where the lanes narrow and we drop to a smaller wagon.

Two directories publish Tonbridge averages and they do not agree. Checkatrade puts the typical scaffolder rate at £745, with most jobs landing between £465 and £1,205. Yell gives a far wider spread of £250 to £2,500 and an average of about £1,375.
Both are describing the same town, so the honest reading is that the average is close to meaningless here. What actually sets the figure is the four things below, and in Tonbridge the first and last of them swing further than they do elsewhere in Kent.

The Priory Street and Waterloo Road terraces have no side entry, so everything is carried through or over. The Hildenborough estates have driveways and this drops away to nothing.
Number of lifts
Two-storey work needs two working lifts. A dormer or a chimney adds a third at ridge level.

Standard on firm ground. In the Riverside and Botany flood zones it can mean spreader boards or a designed base arrangement.

Common scaffolding questions in Tonbridge
What do scaffolders charge per metre?
Very few quote that way. Where a per-metre rate does get used it is on a long, flat, uninterrupted run such as a commercial frontage, and even then it is a starting point rather than the price. On a house it falls apart entirely, because two properties with the same frontage can differ by several hundred pounds once you account for a chimney, a conservatory in the way, or a scaffold that has to be carried through the building because there is no side gate. Ask for a job price instead. If a quote is genuinely per metre, check what it excludes.
What is the 3 to 1 rule for scaffolding?
It is the stability rule for free-standing towers. A mobile or static tower should be no more than three times its narrowest base width in height when used outdoors, and up to three and a half times indoors. Beyond that the tower needs outriggers, ballast, or tying into the structure. It applies to towers rather than to tube-and-fitting scaffolds, which are designed and tied to TG20:21 or to a specific engineer’s design.
What is the 4:1 rule in scaffolding?
The 4 to 1 rule is the American equivalent, from OSHA, where a supported scaffold may reach up to four times its minimum base width before it has to be restrained. In the UK the governing guidance is TG20:21 and the Work at Height Regulations 2005 rather than OSHA, so a UK scaffolder works to the 3 to 1 tower rule and to a design for anything larger.
Can I legally remove scaffolding from my house?
Only if you own it, which on a hired scaffold you do not. The structure stays the scaffolding company’s asset for the whole hire, and dismantling somebody else’s scaffold is both a real injury risk and something you can be charged for afterwards. There is also a practical trap: a scaffold that comes down in the wrong order can drop a lift onto the roof it was protecting. Where one has simply been left standing after the work finished, the fix is a phone call and the terms of the hire agreement. We put the strike date in the quote so this does not become an argument later.
Does the Medway flood risk affect scaffolding in Tonbridge?
